RAS EL HEKMA CITY · THE WATERFRONT

The marina plans.
Read both editions.

The June toolkit shows three marinas. The brochure received on 2 October describes four. See the original plans, keep their dates and understand what each one tells you.

JUNE 2026 TOOLKIT3 marinas

RECEIVED 2 OCTOBER 20264 marinas

Approximately 1,860 boats

Both describe proposed development. The October brochure has no publication date. A later receipt does not prove a new approved plan, or that a marina is open.

The larger blue circle has a combined international-marina and cruise-terminal label. The circle is an illustration marker, not a surveyed boundary.

City plan and marina design

The text describes four marinas, but these pages do not identify a fourth marker.

No fourth marina is placed on this map by the guide. The illustration is proposed design and does not locate a particular home.

WHAT THE WORDS MEAN

Keep the figures separate.

A berth is a space for a boat in a marina.

Planning figures from two supplied Modon editions
TopicJune 2026 toolkitReceived 2 October 2026Guide reading
Marinas34Different printed counts. Neither edition confirms how many marinas are operating.
Boat capacity1,800+ total boat berthsapproximately 1,860 boatsJune prints “1,800+”; October gives an estimate. These figures do not prove a gain of 60 berths.
SuperyachtsNot separately stated on this pageAround 200, 24–150 metres longA subset of the approximately 1,860 boats, not 200 extra berths. No depth or allocation by marina is supplied.
Cruise terminal1, combined with the international-marina markerCruise destination described; terminal count not statedNo cruise operator, calls, timetable or operating terminal is confirmed.
Map positions2 domestic markers and 1 combined international/cruise markerCity map and marina illustration; no fourth-marina markerThe guide does not assign a fourth marina to an unlabelled inlet or draw a new boundary.

Do not add a cruise terminal to the marina count. Do not add the approximately 200 superyachts to the approximately 1,860 boats. The two capacity descriptions are not enough to calculate an exact increase.

BEFORE MAKING A PLAN

Six useful questions.

01

Which plan applies now?

Ask for the current approved marina plan and its date. A later-received brochure does not prove that every earlier layout has been replaced.

02

What would a berth include?

Ask about boat length, draft (depth below water), berth width, power, water, fees and booking terms. The brochure gives no allocation by marina.

03

Can residents use the waterfront?

Ask which promenade, canal edge and marina areas are open to residents, guests or the public, and which need separate access.

04

What does the exact home face?

Ask for its building, floor and view study. A city map or marina illustration does not guarantee an apartment view or a private mooring.

05

When would it be usable?

Ask for construction, commissioning and opening dates separately, plus the future operator. These pages give no confirmed opening or cruise schedule.

06

Where is swimming allowed?

A marina, canal, lagoon and sea beach serve different uses. Ask for the permitted swimming areas and water-management rules.

No opening, berth booking, public access, water depth, swimming permission or protected home view is confirmed by these source pages.
