Mar Bay, Masyaf and Seazen have their own developers, plans and delivery questions. Read what their sources establish before treating a North Coast address as a place inside the Modon city.

GEOGRAPHY / KEEP THE SOURCE POINT
The place name. The point behind it.
This wider-coast map includes all sixteen earlier accepted references and one new Mar Bay reference. The selected cape and Mar Bay points keep their source positions. Small dots show the other retained references at their source positions; they are not precinct markers.
A is the geographic cape; B is the developer-published Mar Bay reference. The dashed line joins references; it is not a road, route or city boundary. Small dots can overlap at this wider scale. The reference table below keeps every name and source position.Look closer at Mar Bay and The MedA is Mar Bay; B is The Med. Their published reference points are about 1.8 km apart in a straight line. This is not distance between gates, a driving distance or permission to move between projects.Read all seventeen geographic reference records
Source points, not gates or boundaries. Earlier coordinates and review dates are retained.
The developer presents a family community with lagoons, stepped levels and a broad range of leisure and daily-service facilities. Treat those as project descriptions; check the phase that applies to your home.
Home families: Chalets · Townhouses · Villas · Twin houses
Read the stage carefully
The corporate construction page labels the resort Ongoing. That does not establish which homes are ready, a completion percentage or which facilities are operating.
Do not transfer the Rotana arrangements for other AlMarasem projects to Mar Bay without a specific agreement.
The location question
Road kilometre191 in company material
The project page supplies a named MarBay coastal map reference. It is not a verified gate, building or surveyed parcel.
City relationship: not verified as a Modon precinct. Exact city-boundary membership remains unknown.
Starting price: no current developer price verified for this reading. Do not match an old or broker-advertised number to a different home type.
Two useful questions
Which phase and building does the offer cover, and what is its handover date?
Which lagoons, beach areas and daily services are available to that phase, and what are the charges?
Source records and dates
Source publication date not verified; reviewed 2026-10-15. A website review date is not a launch or handover date.
Developer describes partial delivery and work in other phases
What the project page describes
The project page separates lagoon and seafront home families. A single project name can include different home layouts, settings and stages. Use the exact type and phase in your own offer.
Home families: Villas · Townhouses · Chalets · Apartments
Read the stage carefully
The page refers to Phase 01A deliveries in 2025 and an active Lagoon 1, while showing construction in other phases. Those are developer statements. The page does not provide a complete dated current programme.
A delivered phase or an active lagoon does not establish that every home and facility is complete. Masyaf’s phase names are separate from Modon’s work-package labels.
The location question
North Coast / Ras Alhekma in the developer’s description
No project coordinate has been accepted from the material checked. The regional name and published journey claims are not turned into a guessed pin.
City relationship: not verified as a Modon precinct. Exact city-boundary membership remains unknown.
Starting price: no current developer price verified for this reading. Do not match an old or broker-advertised number to a different home type.
Two useful questions
Is your exact home part of a delivered phase or a phase still under construction?
Which beach, lagoon and hospitality areas can your household use, in which months and on what terms?
Source records and dates
Source publication date not verified; reviewed 2026-10-15. A website review date is not a launch or handover date.
Developer publishes the planned community and home types
What the project page describes
The developer describes a coastal community with stepped levels, water features and leisure facilities. It is included for wider-coast comparison, without treating the North Coast address as a Modon city relationship.
No current operating stage, specific available home or dated delivery programme is verified by this reading. A planned facility list is not an operating directory.
A developer office address is not the location of its coastal project.
The location question
Road kilometre170 in the developer’s description
The developer page’s map link opens an Al Qamzi office feature, not a Seazen project feature. That office coordinate is not plotted as the resort.
City relationship: not verified as a Modon precinct. Exact city-boundary membership remains unknown.
Starting price: no current developer price verified for this reading. Do not match an old or broker-advertised number to a different home type.
Two useful questions
Can the developer provide the named coastal project location and the correct entrance for your phase?
Which facilities will be delivered with your home, and which are part of a later plan?
Source records and dates
Source publication date not verified; reviewed 2026-10-15. A website review date is not a launch or handover date.
Keep developer, collection, home type, area definition, dated price, finishing, payment terms and handover together. A planned beach, active lagoon or delivered phase does not establish access for every household or year-round operation.
The new Mar Bay point comes from the named feature-coordinate pair in the Google map embedded on the developer’s project page, reviewed 15 October 2026. The point remains where the publisher places it. It is not moved to a beach, building, gate or more attractive position. Satellite context was checked privately; no imagery or current ground condition is published or inferred.
Maps use north-up Mercator display. Straight-line comparisons use the mean-Earth-radius haversine calculation and round to 0.1 km; no road or walking route is calculated. No surveyed property, city or precinct boundary is drawn. New profile and point tables retain their source records. A developer’s facility description or reported phase activity is separate from a current operator confirmation for your dates.
