Where are they?

“Total gross area” is the brochure’s overall figure. It does not tell us how much clear indoor living space the home has. The brochure does not explain why the styles have different totals.

A terrace tells a different story.

3 bedrooms · main-bedroom terraceSpanish · 3.9 × 1.6 mMediterranean · 7.5 × 1.6 mSame scale · 60 drawing units per metre · dimension illustration only

The three-bedroom Mediterranean style has the smaller gross area but the longer listed main-bedroom terrace. These rectangles show the printed length and depth; they do not trace the terrace shape or calculate net usable area.

The numbers
behind the picture.

Compare by floor and room name. The publisher’s names stay in the table. “Not separately listed” means a table gap; it does not prove a room or terrace is missing.

3 BEDROOMS / 262 VS 248 M² GROSS

The smaller gross area has the longer main terrace.

The Spanish style lists 262 m² gross area; the Mediterranean style lists 248 m². Their room tables give the same dimensions for the main bedroom and both living rooms. The main terrace differs: 3.9 × 1.6 m for Spanish and 7.5 × 1.6 m for Mediterranean.

The Mediterranean Bedroom Two table lists 4 × 3.35 m, while the small label inside its drawing reads 4.05 × 3.35 m. The comparison keeps the table value and leaves this difference visible.

Different gross area. The same listed room dimensions.

The Spanish style lists 310 m² gross area; the Mediterranean style lists 301 m². All 23 room-table entries match when compared by floor and room name. The difference in gross area is not explained by these tables.

Matching table dimensions do not prove that every wall, window, door or outside space is identical.

5 BEDROOMS / 384 VS 368 M² GROSS

A terrace label needs a closer check.

The Spanish style lists 384 m² gross area; the Mediterranean style lists 368 m². The 27 entries with matching room names have matching table dimensions. One terrace is labelled Bedroom Two in Spanish and Bedroom Three in Mediterranean; both list 4.7 × 1.9 m.

A different table label is a question for the developer. It is not evidence that one style has an extra terrace.

04 / CHOOSE WITH THE EXACT PLAN

Take these questions
to the viewing.

Outside images help you choose a look. The approved home plan and written specification tell you what you are buying.

  1. Which style and floor-plan version belong to the home number in my offer?
  2. What is included in the gross area? Please show indoor, wall and terrace areas separately.
  3. Does the contract include the pictured pool, garden, landscaping and outdoor finishes?
  4. Which windows and terraces face neighbouring homes? Please show the home on the approved site plan.
  5. Which finishes, roof details and balcony rails are included? Please give the written specification.
  6. What can change before handover, and how will changes be approved?

Pools, gardens, furniture and cars in the renders do not prove that they are included. The pictures do not establish sun direction, a protected view, current construction or available homes. No price is assigned to a specific architectural style here.

Drawing dates, credits and comparison method

© Modon for the complete original Wadi East brochure pages. The brochure was supplied on 2 October 2026; its publication date is unknown. The guide adds the room-table matching, area bars, terrace-dimension illustration and questions. No developer endorsement or open reuse licence is implied.

The 12 complete design pages and 12 complete floor-plan pages are displayed independently. No shoreline, wall, boundary or geographic overlay is drawn. Published gross figures and room-table dimensions are kept separate; we do not calculate net room areas from length × width or infer the reason for a gross-area difference.

Critical first-floor pages 37, 41, 58 and 62 were checked individually. The room tables are compared by name and floor, ignoring capital letters, not by their row numbers. Different terrace labels and the three-bedroom table/drawing discrepancy stay visible. Earlier home-layout readings remain available.
