01 / A DATED VIEW OF DIFFERENT COMPONENTS

Each scene tells a different story.

The scenes are from one update. They are not a before-and-after survey and have not been aligned with a masterplan or satellite map.

The frame shows concrete floor structures, exposed reinforcement, temporary supports and cranes.
© Modon · supplied update · August 2026 on-screen label · frame at 9s

The month is printed within the video. It is not an independently verified filming or public publication date. The supplied file is dated 25 September 2026. Selected stills retain the complete frame; no dates or publisher labels have been removed. Audio has not been verified.

Building work in progress

The frame shows concrete floor structures, exposed reinforcement, temporary supports and cranes.
© Modon · August 2026 on-screen month · frame at 9s · developer-reported footage

Shown: The frame shows concrete floor structures, exposed reinforcement, temporary supports and cranes.

This is evidence of construction activity in the supplied update. The frame does not identify an allocated home or establish a handover date.

Ask: Ask which package contains your home and for a dated progress report for that package.

Several structures on one site

Several structures at different visible stages appear beside construction areas.
© Modon · August 2026 on-screen month · frame at 21s · developer-reported footage

Shown: Several structures at different visible stages appear beside construction areas.

Different buildings may progress at different rates. One finished-looking part cannot give a completion percentage for the whole precinct.

Ask: Which building is being reported, what work remains, and who has accepted the completed stages?

The wider Wadi Yemm view

The video labels this wide coastal view “Wadi Yemm”. Large areas of open ground and construction appear around the built structures.
© Modon · August 2026 on-screen month · frame at 36s · developer-reported footage

Shown: The video labels this wide coastal view “Wadi Yemm”. Large areas of open ground and construction appear around the built structures.

This is useful context for the scale of the work. The frame is not a surveyed boundary and is not registered to the guide’s masterplan drawings.

Ask: Separate the work near your home from the long-term delivery of the wider precinct.

The ring road in the update

The video labels a broad paved road “Ras El Hekma Ring Road”.
© Modon · August 2026 on-screen month · frame at 48s · developer-reported footage

Shown: The video labels a broad paved road “Ras El Hekma Ring Road”.

Visible paving supports a dated works report. It does not establish that the route is open to visitors, which entrances it serves, or that all utility connections are working.

Ask: Request the entrance you may use, access permission and a current pickup or delivery point.

Portaluna Hotel in the footage

The supplied video labels a coastal building complex “Portaluna Hotel”. The frame shows the buildings, pools and water edge.
© Modon · August 2026 on-screen month · frame at 51s · developer-reported footage

Shown: The supplied video labels a coastal building complex “Portaluna Hotel”. The frame shows the buildings, pools and water edge.

A completed-looking exterior does not confirm bookable rooms, an opening date, guest services or residence-owner access. The name is the video’s label; no new hotel pin is inferred.

Ask: Before planning a stay, request the hotel’s current booking channel, available dates and the services included.

Airport structures shown on site

The video labels visible steel structures and surrounding works “Ras El Hekma International Airport”.
© Modon · August 2026 on-screen month · frame at 75s · developer-reported footage

Shown: The video labels visible steel structures and surrounding works “Ras El Hekma International Airport”.

This adds developer-reported construction footage to the planned airport information. It does not establish flight operations, an airport code, a runway ready for use or a verified location pin.

Ask: For a trip, use a flight you can actually book and a confirmed road transfer. Read the existing-airport arrival atlas.

A claim about the VVIP terminal

The on-screen caption says the VVIP terminal steel structure is complete.
© Modon · August 2026 on-screen month · frame at 78s · developer-reported footage

Shown: The on-screen caption says the VVIP terminal steel structure is complete.

The claim concerns the steel structure of one terminal. It is not a claim that the airport is complete, commissioned or open to scheduled passenger flights.

Ask: Keep structural completion, equipment installation, approvals and passenger opening as separate milestones.

02 / READ THE WORDS PRECISELY

Construction does not finish in one step.

01

Structure

The frame, floors or steelwork are built. Work on fittings, equipment, roads and services can still remain.

02

Systems ready

Electricity, water, equipment and safety systems are installed, tested and accepted for the intended use.

03

Permission to use

The approvals required for that facility or home are in place. These depend on the component and its use.

04

Open or handed over

A facility accepts users or the allocated home is delivered under its contract. Current operator or contractual evidence is needed.

These are guide explanations, not completion stages awarded to the pictured sites. The VVIP terminal caption refers to steel structure only. No completion percentage is calculated from the images.

A separate government report

On 19 August 2026, Egypt’s State Information Service reported a housing-ministry meeting about implementation, construction and the next phase. It reports Modon saying work continues according to plans and timelines. It does not publish a percentage or an opening date.

03 / MAKE THE UPDATE RELEVANT TO YOUR HOME

Ask for the package, date and remaining work.

  1. Find your building in the report. Ask for its allocated name or number and the construction package covering it.
  2. Keep the dates. Filming date, report date and your contract’s handover date answer different questions.
  3. Ask what remains. Structure, finishes, connections, tests, approvals and owner access should be listed separately.
  4. Check the services around it. A home may be further ahead than its road, shop, shared pool or wider neighbourhood.
  5. Use a current booking for travel. The airport footage does not provide scheduled flights or a passenger opening date.
Check the dates and evidence

Developer plans describe intended design. Dated sales descriptions are separate from an exact offer or contract. Original material is credited to Modon; this guide is independent.

Read the vision and the works separately.

The city-vision film illustrates planned homes and services. This update presents construction and hotel scenes. They are different kinds of evidence, with different dates. They are not matched camera views or a before-and-after survey.

For a particular home, ask for a report that identifies its building and work package. For a stay or journey, check the current hotel or transport operator.

How this footage was reviewed

The guide reviewed all 93 one-second interval images and nine exact-time chapter frames. This does not claim independent confirmation of every picture, location or filming date. The original audio remains in the private supplied file; this public edition is silent and does not claim an audio transcript.

All 2,325 encoded video frames are retained without re-encoding, cropping, overlays or picture changes. The source month label remains on the frames. The guide has not placed the film onto satellite imagery or inferred the boundary of a home or development.

The VVIP caption is about a steel structure. It does not say the whole airport is ready for passengers. Hotel interiors and landscaped parts can appear alongside unfinished exterior areas. The update does not verify guest opening, visitor access or a home handover date.
